Never Rent from Stress Free Property Management!!! Slum Lords, Rip Off Artisits.

Never rent from Stress Free Property Management in 4501 Columbus Dr. Tampa, FL!!! They do not have customer service skills and care nothing about you. All they want is money and will take you for every penny they can. I rented a home managed by this company East of Tampa last year. It was nothing but problems from the start! When I arrived at the home there was a large tree down across the driveway and entire front yard. I couldn't even back the moving truck into the driveway and had to park down the street and carry everything down the street and into the house. The home has serious plumbing and septic issues. When we walked into the home for the first time it smelled of sewage. Both bathrooms were filled with raw sewage and it had overflowed onto the floors. I had to clean it all at my cost. It took 5 days to get Stress Free to come out and address the issue which they put a bandaid on instead of making the repair (septic fields collapsed needed replaced and they refused). The entire 13 months I lived there the septic backed up and the home always smelled of sewage. It took them over 2 months and several unanswered requests to come and get the tree out of the front yard and they did not approve the tree being trimmed (it's half dead and dry rotted)so that it wouldn't continue to loose branches during storms and fall onto the house. The home at move in had dead bugs all over the floors that were left for me to clean up. The yard was overgrown and the previous tenants left multiple old appliances and play equipment behind. The blinds and windows in the entire home are old and in disrepair. The home was supposed to come with a stove and refridgerator. The refridgerator was old but worked ok. There stove was not operable and there was no gas service as the gas tanks and stove/oven have leaks and can not be used due to safety issues. They were aware of this through previous tenants but did not fix it for me to move in. We went over 2 months with no gas or stove/oven before they sent a sketchy "contractor" to literally ghetto cut and install a free standing range into built in cabinetry (the stove was built into the counter top and they did not want to pay to replace it so they put in a cheap free range stove). He literally sawed a large hole in both sides of the counter tops and left it unfinished with holes in the counter on both sides. When I complained. He came back and bent pieces of metal to glue to the counter and cover the holes. It looked straight ghetto. I should mention that this was not a cheap suburb and the rent I was paying was quite high for the area. After 3 months in the home the garage door cable broke due to the door being too heavy for the old 1960's model opener they were using for it and due to rust and wear on the cables. They took sevral months to come and look at it. They refused to fix it. I paid rent for an additional 10 months with no use of the garage. I made sevaral complaints. They do not return phone calls. You can never reach a person only voicemails. They send unlicensed/uncertified individuals to "repair" things. I spent 3 weeks without air conditioning in Florida heat which was over 95 degrees because they did not want to repair the central air that was old and leaking. They sent uncertified individuals to do the work and they did not know what they were doing. They did not care that we suffered in the heat. They do not return phone calls. I decided to move at the end of the lease due to all the problems and their notice that the owner wants to sell the home and get this "Raise the rent" while I live there and the home is being shown to buyers. Um no! Upon leaving the home was extensively cleaned and nothing left behind. It was immaculate. I maintained it well. They now want to charge me $650.00 for "cleaning" and removal of play equipment that was not mine and has been there for several years. They have changed their story several times regarding what they had to "clean" or "repair". The only thing they can show me is a picture of a cob webb on top of the garage outside the home and a *** on a fence. They also staged a picture to make a set of blinds look broke but I know better because I know how i left them. Seriously folks. These people are crooks. They never answer the phone, you only get voicemails and they never call you back. They are not willing to come to a mutual agreement.They are charging me for things that have nothing to do with me and will not respond to me. I will pursue court action if needed. Still waiting its been 45 days. They will make things up and try to keep your security deposit. Please take a video and insist on a thorough walk through inspection with them. They will get you if not. Unfortunately for them they left an extensive paper trail of negligent maintenance records and lacked communication.

STRESS FREE NAH!!! STRESSFUL.......

poor maintenance i been living in my house with a leaking roof, a leaking refrigerator and a stove that barley works the bad part about it is they replaced my refrigerator a day after they gave me a 30 day notice that i had to move because the owner sold the property.... yes only 30 days and the only thing they could say was sorry...... I could see if i didn't pay my rent but this wasn't the case. they just don't care as long as they get what they want $$$$$$ THIS IS JUST SAD READ REVIEWS ITS IMPORTANT!!!!! Thanks

NEVER AGAIN

It all started the day we moved in. Walked in to roaches all over the floor (dead) that we were left to clean up. Was in the house about a month when the air went out. It was the middle of the summer (Florida Humidity with 4 kids) we went without air for 3 weeks before they agreed to have it replaced. My water bill is about $500 a month. They send someone to "fix it" they tear *** in my shower wall and replace the knobs. A week after that the knobs fall off and we are now using pliers operate the water. The latest adventure, my toilet is leaking from the bottom. Completely flooding the bathroom and hallway. Their emergency maintenance can't come out until tomorrow morning!!!! I'm over it!! DO NOT USE THIS COMPANY!!!!!!!

They Try to Keep as Much of YOUR Deposit as possible

We were IDEAL, CLEAN tenants that that paid our rent on time each and every month. The company is charging us the following fees: $45.00 House Cleaning Fee: We forgot to clean ONE ceiling fan, which was in the master bedroom. The vents of the air conditioner have RUST on them and were bent from previous tenant use; they were cleaned with an appropriate solution and vacuumed at the time of move out, their trying to charge us for cleaning them. The refrigerator ice dispenser plate was in THE SAME condition as when we moved into the home and was cleaned as best as possible without actually replacing the plate which is what the Company should have done BEFORE we leased it. The staining on it could not be removed with the toughest cleaner or strong scrubbing. To us, this was a vanity issue, which the company does not handle. The refrigerator was obviously in used condition, as the arms were discolored and it was cleaned not only on the interior, but the sides, back, top and front at the time we moved out. The shower floor in the master bedroom is OLD, the shower was cleaned BETTER than it was from DAY ONE of renting this home. The grout is embedded with mildew FROM YEARS of use and abuse, not from one year of leasing that included weekly cleaning of both bathrooms. The hall bathroom, from day one, tub paint was peeling, so again, that shows the wear and tear that was already in the home when we leased it. I would gladly accept my part for missing one ceiling fan. $190.00 Pest Control Fee: The home was fogged ONE week before moving. It was done as a precautionary measure, not because we had pest issues. I would also like to add, since DAY ONE of moving into the home, there were cobwebs and house spiders from previous tenants that WE had to clean, so pest control on the companies end was never handled to begin with. $155.00 cleaning of Air Conditioner: Not only was the air filter changed monthly, but a new one was LITERALLY placed in the evening of move-out. As the company stated to me directly in written communication, it is not in the lease showing it to be our responsibility to clean the coils. We brought up from the start, upon moving in, we had no heat or air in the home and it took the Company four days to send someone out to repair it, while we lived in 30 degree temperatures with an infant in the home. Even the people that came to fix it stated to us, the air system was very old and due for replacement. The company refused. I should not have to pay for coils being cleaned, that is an AC techs job and NOT IN THE LEASE. I would also like to state at move-in, the fence was in disrepair from the start, the kitchen sink was FILTHY with mildew at move-in, as well as in the master shower. Previous tenants had literally dumped charcoal all over the back yard, which WE picked up. The toilet in the hall bath constantly ran, even though the company sent someone out to fix it, wasting water. Someone had stolen the Verizon equipment that previous tenants had. Twice we had to have someone come out to the home to repair the hall shower as it was leaking, even then, the spout would pull out from the wall. Windows were missing screens. Wiring was not done correctly in some rooms and one of the spare rooms had mismatched closet doors that would not close. I refuse to be held accountable for the disrepair of the home that had already existed at time of move in. The home we rented was left in immaculate condition, in better than what it was when we moved in, with the exception of ONE ceiling fan. I don’t know what the company thinks it can pull on people that rent your homes, but I will not stand by and be bullied into believing we did something wrong. Are there bad renters out there? Sure, BUT we were excellent, clean tenants. I am fighting to get the balance of my security deposit, with the exception of the one ceiling fan fee. This company leases homes that have pre-existing problems. The company NEVER sent an inspector to do a walk-thru as promised when we leased it. The company currently has 25 complaints with the Better Business Bureau, which I have contacted. Reviews online about your company also claim you often use pest control excuses such as “fleas” as an issue to keep deposits, even when tenants did not have pets.

NEVER RENT FROM "Stress Free" Property Management

After my son's tragic death, I was TWO WEEKS late with March rent (tried to communicate with them), and had the April rent in hand too. BUT they didn't care not one bit about my life situation... it was late (period) and Eviction proceedings begun so THEY would not accept my payments. I had to deposit everything in the court registry. The judge released the funds and ordered me to pay the April late fee and May rent directly to them. Now they are saying I didn't pay as the Judge ordered, BUT I DID! Good thing, I made them write receipts from THEIR receipt book! Please make "Stress Free" realize they are being unreasonably CRUEL to a recently Bereaved Mother!

Stress Free Property Management - Eviction Review

It was the worst experience I ever had Iris Torres is a racist person. She put a eviction on me for $100 . Really when she was getting $1050 from section 8 she told me she was going to make me loose my section8. Its sad im a single mom with 2 kids and she did this to me . And when i went to court a balif informed me that she has did this to a few more black females they never seen another race come in there before. She is a racist person. Ive had section 8 for 10 years until I dealt with Iris Torres of stress free management.

If you are considering doing business with STRESSFREE PROPERTY SOLUTIONS or WAYPOINT HOMES in Houston/Spring/Woodlands TX - RUN! Fist STRESSFREE Properties is anything but STRESSFREE!! AC didnt work for a week after we moved in ...in HOUSTON Summertime! No working smoke dectors (still currently), Fridgerator constantly not working. Then after being in our home about ONE MONTH it was sold to another company called IAS in Colorado. Since I was a 1099 contractor I paid my bills in advance...when they sold the property they lost my advanced payments and was told its MY responsibility!! I supplied proof and everything but DANIELLE BAUCOM just said it was IAS problem and IAS never returns calls...then the new leasing & management company WAYPOINT HOMES, M**** H*****, actually had the gaul to tell my wife to go ahead and get a lawyer. She even went so far as to tell my wife to calm down when we were asking simple questions and not allowing her to side step them. These companies are nothing but trouble and a hassle. Waypoint inspected my house a few weeks after the sale...i told them all the maintenence issues that were conveniently passed off from STRESSFREE to WAYPOINT...and to date over a month later...Still no working smoke detectors (3 that have malfunctioned) THESE companies only care about THEIR dollar & THEIR Image...obviously not the quality of their investment nor the care and satisfaction of the tenants. Save your money...get a realtor to help you, but do not trust these companies!!! ~ VERY REGRETFUL TENANT Spring, TX

Appliances, plumbing and response, all faulty!!!

My wife was pressured into leasing a unit in St Petersburg at a condo complex called Waterside. I was in Miami and only had sketchy details and a few photos but she said she loved it and if we didn't give them a deposit right away the opportunity to acquire the unit would end and they stated there weren't any others available. I agreed and was hoping for the best, the pictures were nice. Packed up some furniture and items from my house in Cutler Bay and headed north. Upon my arrival the first thing I find out is the master bath/shower has nothing but scalding hot water and the dishwasher doesn't work. You but in a maintenance request on their web site and nobody contacts you. Not all their fault, there is no shut off on the water heater so they have to shut off the entire building and that valve is broken so now they have to shut off the entire complex to fix that valve. After two weeks both those items finally got fixed. I return to my home in Miami to prep the house for sale and return 3 weeks later to my wife and all seems OK. Don't know why but all of a sudden the water heater stops working and it's hidden behind the dishwasher so there's no access, I'm still taking cold showers. Then the microwave dies, nothing, no tripped circuit breakers on either item and still no response from SFM. It's killing our marriage because once I got here, there were plenty of rentals available so I have to assume SFM pressured my wife and now were stuck with a "lemon" of a condo and no help from SFM. This company is the pits, I'm going to go back to Cutler Bay if they do not do something quick and hope I can keep our marriage together while my poor wife has to stay and boil water on the stove to take a luke warm bath. SFM sucks!!!

Treat you like #$%$

I'm the owner of several properties that Stress free is supposed to manage. It's always a hassle to get hold of them, they never answer your emails. The information they provide you is not clear, it's very difficult to get justification for all the expenses they put in your account. When I told them I found them not very professional, they told me they didn't like the tone of my email and preferred to cancel the management agreement. AVOID THEM, managing my properties has been a nightmare since I signed with them. I've never been treated so bad by a provider.

I would live in my car before I would rent from them again.

Seemed cheap at the time compared to previous city, but it later turned out to be overpriced for the area. Also, the area was pretty rough. I did get it on short notice, and it was close to work. They worked with me, and I have less than perfect credit. I was trying to avoid an apartment block, but it turns out apartment blocks have more legal rights for tenants. Bring your black light: House came with dog *** in the carpet pad. Owners refused to replace. Stunk for a year. Disgusting. Black light showed the entire carpet in the entire house was peed on. I don't have a pet. Better if you are already deaf: Neighborhood was horrible. Extreme noise problems with party houses. Earplugs did not help. The noisiest apartment block would have been quieter. Police were of no help. Yup, they kept the deposit for no reason: I had the place professionally cleaned before move-out and inspected it myself. I have all the pictures, witnesses, documents. All Perfect. Much better than when I moved in. They kept the deposit anyway. Fighting to get it back now. Looks like it's headed to court. Hope you like to work for free: Owners had their people bang on my door assuming I would be supervising their contractors to fix a property code violation they created. I asked them to leave me alone or I would call the police. The management office seemed to feel you worked for them for free, too. They make a lot of mistakes, which you will be cleaning up for them. They have no respect for you or your time. Hope you like to fix it: Maintenance is a joke. They do more damage than repair and, no, they don't call ahead. No kidding: They demanded I clean leaves off the roof because they didn't like the way it looked. It looked pretty much like it did when I moved in because it is under trees. Again, I asked them to please stop harassing me, and they dropped it. And by the way, yeah, they did all this to a disabled Vet with a handicap. They created such a burden on a person who least needs it. I would not recommend renting from them to my worst enemy. There is no worse option in Tampa. I would live in my car before I would rent from them again.

I would not recommend this company to my worst enemy the house is beautiful outside but full of problems and when calling for help ms rude iris alwaye states 1 to 3 business regardless of the issue she tries to over talk and has no regard for the problem all this company cares about is their rent money there workers are disrespectful they care nothing about their tenants

I forgot some of the worst problems:

They canceled my rent autopayment without telling me, and I would have no way to know since I was recovering from Surgery. Then they called on the last day of the month to yell at me (literally abusive name calling) and demand I drive to their office with a cashiers' check. It took some time and aggravation and calls before they admitted their mistake and grudgingly agreed to take a late autopayment without a late charge.

There was so much hidden damage and problems. The place was falling apart. The air conditioner had clearly not been serviced in years so there was a wet stinking cesspit in the attic until I had it cleaned and repaired. Faucets were old and leaked and needed to be replaced. There was no weatherstripping under the front door so bugs/lizards got it in. Garage door stuck and broke. Siding fell off the exterior.

They charged a deposit for garage door openers that I never got and didn't give back that deposit either. :(

WORST DECISION EVER

We started renting from Stress Free a few months back. We were in the house about a week. We went to hook up the hose to the back of the house, the whole pipe broke off and water was shooting out of the house for about 2 hours. About a week after that the kitchen sink was clogged and un-usable, took 2 days to get someone out. 2 weeks ago, I put in a request for my air conditioner. They have sent 2 people out, both said it needs to be replaced. My house has not gone below 86 degrees. I have four children, this is unacceptable to live here with no air. Everytiime I would call I would get sent to voicemail or told they dont have an update. The people there are EXTREMELY RUDE AND VERY UNPROFESSIONAL. I asked to speak with a supervisor and was told it wasnt possible to do so........ DO NOT USE THIS COMPANY..... Im so ready for these 9 months to be over..... NEVER AGAIN!!!!

Threats & Intimidation

I just reveived a call from Iris Serrano at SFPM. She called my home despite my asking them to stop calling me. We are currently in a dispute over her refusal to return a security deposit. She told me that I, along with all the other folks who have posted bad reviews here, are "nothing more than disgusting and dirty people who move into rental properties, trash them and run away to destroy someplace else." This is what SRPM thinks of their tenants. Stay far, far away from this company. They do not care about providing a clean or functional home for you. They just want to get your rent and then keep your desposit.

Scammy, Sketchy Company..AVOID!!!!!

We rented a town home in Tampa in 2012. The leasing agent acknowledged that this was a new contract and that no one from Stress Free had ever inspected the unit. However, they promised that it would be painted, carpeted and move-in ready for us. What a crock! The paint was chipped, cracked & peeling everywhere. The carpets were stained and the kitchen/bathrooms were disgusting. Light fixtures were broken. Just a mess! Since our movers were on-site and ready to go, and we had no place else to live, we cleaned it ourselves. Calls, letters and emails to the company were all ignored for the entire year we lived in this *** hole of a townhome. Now, shocker, they are refusing to return our deposit based on dirty carpet and chipped paint. No kidding. SEE YA IN COURT STRESS FREE!!!!!

Upset home owner

We are very upset with SFM and all parties associated. They have been nothing but STRESS!! They are crooks and cowards and could care less what kind of home you live in or the condition it is in. They are very unprofessional, manipulative and deceitful. They are ONLY out for your $ and not your best interest. I have never in my life been treated so horribly.The house was suppose to be "move in ready" and it was far from it!!They claim to have licensed plumbers and contractors who have no idea what they are doing and do not get permits or have the work inspected as required and charge you outrageous amounts of $ for services not rendered.I just hope that anyone who is considering using their services that you look elsewhere or you will be sorry!! PLEASE DO YOURSELF A FAVOR and do your research before you make the BIGGEST MISTAKE of YOUR LIFE!!!

Disgruntled owner

Stree Free Property Management is nothing but stress. As an owner, I opted to have them manage my property. BIG mistake. They do NOT care about either the owner or the renter. They had the renter call me directly, even though that is what I am paying them for. Everyone I had contact with was rude from the start. They said they would take photos before, never did. Once I told them I would not be renewing with them, they pretty much turned the tenant over to me, even though the lease was still running. HORRIBLE management company. I would never suggest them to anyone.
