Bad Company
Please do not rent the home at 15519 Hickory dale street Cypress Texas 77429. I had someone that thought they was buying the house and they messed over them.
The roof is leaking the AC not working they put the extra room in there and put new floors and they will not fix anything and want you to fix it.
My friends had been trying to talk to someone about there 10,000 back and they still have not heard from them. Please pass this on in the Cypress area.

They lied about owner finance
They had me pay a 10,000 deposit and told us we was doing owner finance and we fixed up the house and found out we was never doing owner finance. Please do not get anything from Stressfree they lie and scam you out of money.

They told me I was doing owner finance and found out they have been lying the entire time! Do not get any houses from them. You will be sorry!

We have absolutely no air conditioning, they have known for a week that it’s 85 degrees in our house. Thomas which runs the place doesn’t even know what’s going on with maintenance department.
I also asked if he could tell me if it had been approved yet his response was they don’t put it in the computer. They didn’t offer a discount on rent(nice)0 star

Check out the Google review, where they are threatened by any negative review and state they will sue if the post is not removed. I did not post my complaint until they attacked my daughters review, and attacked me stating I am someone I am not.
I had a horrible experience that cost me thousands of dollars, and left me homeless. Do not use this company, the are STRESSFUL!
Rented for 3 years with Stress Free. There name says it all
I've rented for 3 years with Stress Free Property Management and for me and my family, their name really speaks " volumes " to how they management properties. Truly their move in process is void of all preliminary hassles like most other rentals.
They just want to be assured that you can and will pay your rent. And their online business structures allows you to , pay your rent, make maintenance repair request and their online inventory of new home rental make things alot easy for me and my family.
I've personally made mention to Iris Torres that her professionalism in returning calls & emails has always been on point. I would truly recommend them to my family & friends.

The apartment that I rented was decent but the service from Stress Free was sub par at best. I submitted several maintenance requests that were never replied to.
I ended up fixing most of my problems on my own. They did show up for one of the problems but, never assisted with any of the others. The fees upon moving out were dishonest and unfair. I turned in my keys on time but they listed a charge for changing the locks on the door and mailbox.
When I went to turn in the keys, the young lady at the front desk did not want to take them because she was about to be off in 2 minutes. She asked if I wanted to come back tomorrow, and I explained that they were due today and then had to demand that she take my information so there would be record of who the keys came from. There were also several "miscellaneous" fees for some unknown reason. I followed all instructions, replaced sir filters and light bulbs and cleaned the apartment.
I called to get more information on the fees and was told I had to submit a letter in writing within 14 days via certified mail to get more information. Just save yourself the stress and use a regular rental company that will be accountable.

These people are crooks
I’m a marine veteran and I live next to these creeps!!! They look and act like a bunch of drug users.
I have ptsd and their vicious dog barks at me all the time and the small kids here. I asked these clowns politely to knock it off and the guy drive his work van over and was threatening to end my life and challenging me to a fist fight. . I googled their phone number on their work van and have found countless complaints on the web about how they are unprofessional and hostile.
I’m their neighbor and yes they are, they are a bunch of wild kids drinking alcohol in the backyard most of the week.
Don’t do business with these jerkoffs. They are crazy and the last thing you would want to do is get into a business deal involving a home with these dumb kids.

put over 17000 in a house just to make it look ok, will not give me any funds for making his property more leasable. *** , and i don't even own it.
New A/C , new insulated garage door with Chamberlain Whisper open and close with the upgraded braces, All new windows in rear of house do to broken ones when moved in, Plants and shrubs. This company Stress free Management solutions should shut him down, thief , liar scammer.
Beware, I warned you. Went through a divorce with this home and they changed the rent to own to a lease without my knowledge and now my ex lives in the house , that i put together without them, {{Redacted}} rip offs,

I contacted Stress free Property about one of there homes in Seffner in February of last year after meeting with them in March I signed an agreement on that home. Yes it did need a lot of repairs.
My contact at Stress free said he was not expecting me to do it all my self. Through his help I'd say around 90 percent of what was needed was supplied to me, No questions asked. He even waived my first months payment to help us get moved in. Later in the year we had a personal financial issue hit our family hard, It was draining us fast and every pay check.
This caused it hard to pay my rent on time a lot. Yes I was honest with Stress free and through a lot of Patience and understanding we made it through that rough patch. And was able to keep our home. I don't think there are to many property management company's that would have done this for us.
They are 4 stars to us. Thank you Stress free.
Worst property management company I had to deal with
This Property Management company is unprofessional. If you are an owner trying to rent your property, they will charge you for all their mistakes, they will bombard you with fees from their untrained repair team and housecleaning team, their accounting system will change overnight and create some obscure charges they will never fully explain, leaving you empty pocketed and with no recourse of action against them except for a law suit.
They won't pick up the phone to answer you directly and hide behind their answer machines.
The turnover of their staff is a sign of how poorly it is managed from the inside out.
When you try to address issues with them, they will never take the high road.

THey are not nice and VERY unprofessional From the office staff to the repair crew .If I was the owner I would gut this whole staff from the inside and out and start over !DO NOT RENT OR LET THESE PEOPLE BE IN CHARGE OF YOUR HOME TO RENT!

These people are the worst!!! I came into a beautiful home not knowing there was mold everywhere!!!
When i emailed them about it they said there was nothing wrong with the house and that it was inspected. Wrong, not even a few months in - the smell started getting worse our personal belongings were harmed and our health was at steak!!! My son was sent to the emergency room several times before we realized that the house was rotten inside and out! We have been forced to live here for the remainder of the lease and they will not do anything to help us out.
They are blaming us for the mold as well as other problems with the home and they are charging us for the damage. How can they still be in business with things like this going on!?!?!?

Difficult to deal with, tried to over bill us.
Where to begin with the ironically named "Stress Free Property Management" company.
1)The day we were to move in, a new fridge and stove were to be installed. They were not, we called and they were able to bring the fridge. The guy said he would be back with a stove later. He didn't come back until the next day, after calling, and he brought a used white stove- the rest of the kitchen is black and chrome appliances. After calling and complaining, they exchanged it with a new one.
2)Second month of rent they tried charging us rent twice. Sent us notice in the mail that the utilities were due in about a week. Literally the next day, they sent us a notice that we were over due on utilities, and it needed to be paid (a few days earlier than the previous letter said). I went online, saw that the letter only showed part of what I owed, and two rent fees! After emailing and speaking on the phone back and forth for about a WEEK, emailing pictures of the letters and what my online account was showing, this was able to be resolved. They "kindly" didn't charge me any late fee's.
3)Next month, I get my letter saying I owe $ amount in about a week. Next day, a letter say I am past due, and owe it in again, a few days prior than the previous letter said. I emailed them pictures of both letters, again, asking why their company was so incredibly unorganized that they feel the need to fill my mailbox and STRESS me out every single month like this. Have I mentioned that each time I go to pay online it ALWAYS says I am past due???
4)Have tried to schedule maintenance with them with the same online system. It is now January of 2015, and it still shows that as of November 03rd 2014 I have a "scheduled" maintenance request. Scheduled for...when? They never got back to me about it. I just sent another, along with an email to repairs, lets see if that does it. Oh, I also just got my letter for utilities yesterday, and my late notice today.
Ultimately, everything has been resolved. But it takes my emailing and often multiple phone calls to get things situated. I would be out of thousands of dollars if I had set my account up for autopay. The name of this company is incredibly ironic, and I would pay anyone that I hear considering using this company NOT to use them. I would literally pay them, they are so awful to have to deal with.
When you go into their building, they are all nice, it seems like a good operation. I'm not sure what is going on with their organizational or management skills, but I am already tired of it and I haven't even lived here half a month.
I keep every letter and email documented, in case they try to charge me "late" fees for everything that I have technically paid early.
Awful, would never use them again. Do not use them unless you have no other option, in my opinion.
Preferred solution: I want them to get their organization/management under control! Stop sending me a letter one day that contradicts the letter you send me the next.
They stole my deposit! They charge you for everything when you move out!
I was asked to move out after my lease was up, and they gave me 30 days to do so. I left the house in Move in Condition.
When I moved in, the paint was terrible, I sent pictures and they did nothing about it. The smoke alarms were all beeping because the batteries were all dead. There were holes in the wall that were not fixed and painted over. The sprayer on the kitchen faucet wouldn't work.
The fridge was filthy behind it. No one cleaned it before we moved in. The carpet had been quickly cleaned and there were stains everywhere. Despite all this, liked the lay out and some of the features and moved in.
Some of the issues we didn't discover until we had moved in. When we moved out, I Steam cleaned the carpet twice! Used bleach to clean all the bathrooms. Left a nice small table and 2 chairs on the front porch for the next tenant to enjoy.
I had 2 neighbors look at the place and they couldn't believe how nice I was leaving it. When Stress Free did their evaluation for my deposit, they kept all but $350.00 of a $1700.00 deposit. They said they had to haul off trash. There was no trash anywhere on the property.
They had 1 plastic container we had left in the kitchen cabinet by accident. We left a small vacuum upstairs for the next tenant. We left a desk in the closet under the stairs that was there when we moved in. We left a shower nozzle under the upstairs master bath sink.
It was the original one as we put a nicer one on and left it with the place. I left the lockbox and keys all on the counter in the kitchen and sent an email letting them know we were out 2 days earlier than expected and dropped off the mail last key that Monday as they were closed all weekend. They charged me for 2 extra days rent because I couldn't return the key on the weekend! They weren't open!
They never fixed anything I asked them to. I fixed the Kitchen sprayer, had to clean out every ptrap in the house so they would drain. They were dishonest and they are Thieves! They lie, and steal from you!
I would not recommend them to anyone.
Beware of this company! They should be called "More stress than you need property management"

Waypoint has not re invented renting...that title is a joke
As a former employee of waypoint homes,i can tell you how they operate from the inside...for everyone who thinks its about the money,you are exactly correct...they have put homes out that still had mold in them,no working air conditioning,non working appliances,non working pools,etc...their philosophy is get the tenants deposit and get them to sign the lease agreement. once they have these things they have you where they want you..the home services manager who is in charge of the work orders for the homes is more interested in keeping his numbers in line so he can get his bonuses while his guys working out in the field try to do the right thing,but are handcuffed by management...im not saying everyone at the office in spring is an *** but the majority are..if the corporate office knew how the home services department was being run,they would probably be pissed...maybe then they will know how their tenants feel...if you do decide to rent a home from this company,be sure you walk your house before you move in,make sure everything works,cause their tune up process is a joke in its self..there are too many things they wont fix,they will tell you if you don't like it to just move...I know this cause I have heard it first hand...its ok when the Houston management reads this they will know exactly who this is...

My issue was not resolved, this company was not willing to explain their outrageous fees charged after I moved out. When I called to communicate about payment, they had such poor record keeping that they couldn’t find my info under my name and couldn’t remember the info communicated from one day to the next. Terrible customer service.
